Home Report in Scotland

Home Reports & Single Survey - From December 1, 2008, home selling in Scotland will change with the introduction of the Home Report. This means that houses for sale after this date will have to be marketed with a Home Report.

What does the Home Report Contain?

The report consists of three documents: a Single Survey, an Energy Report and a Property Questionnaire, these are described below. A Home Report should be made available on request to any prospective buyers of the home that is being marketed.

In Scotland, the document known as a Single Survey contains an assessment by a surveyor of the condition of the home, this outlines any defects and general condition of the house for sale and also a valuation and an accessibility audit for people with particular needs. An Energy Report in Scotland (EPC) or Energy Performance Certificate contains an energy assessment by an inspector of the energy efficiency of the home and its environmental impact. This report will provide further information and recommendations on ways to improve the energy rating. For example, by increasing the thickness of loft insulation, or by fitting energy saving light bulbs in fixed lighting.

The New Home Report consists of three key areas based on an Energy Report a Property Questionnaire and a Single Survey

Energy Report : The Energy Report forms part of the Home Report and provides details of a home's energy efficiency rating and its potential impact on the environment in carbon dioxide emission terms

It provides suggestions on how to improve the property’s energy efficiency and in addition it points to other pertinent information and advice resource on how to make improvements leading to increased energy efficiency and reduction in fuel costs. The report allows the reader to make an informed choice on ‘green’ issues when comparing energy costs and efficiencies between properties.

Property Questionnaire : Property Questionnaires are another part of the Home Report and is aimed at Surveyors and Solicitors as well as the potential Home Buyer. Details such as property alterations, council tax band, relevant local authority notices, vehicle parking/restrictions etc should be recorded. Such details can speed up the conveyancing process and avail the potential purchaser with invaluable information

Single Survey : A unique part of any Single Surveys is the Accessibility Audit which will highlight key areas that may be of concern for disabled, visually impaired, blind, parents with young children and older people alike. The Single Survey gives the buyer a good idea of the condition and value of a property and can help in reaching a decision on making an offer to buy

The Property Questionnaire is completed by the home seller. It contains additional information about the home, such as Council Tax banding and factoring costs, details of home extensions for example and local authority notices, that will be useful to potential buyers of the property. This will also be of assistance to solicitors and home buyers in Scotland
