Energy Assessor Home Inspection in Scotland
Home Report, Single Survey, EPC - As part of the EU EPBD
part of the Home Report (Single Survey) an Energy Performance
Certificate (EPC) is required
for your home sale or rental.
What
does the Energy Assessor do?
The
inspector needs to collect specific data about your
home, and may ask the home owner some questions about
the property that is being marketed for sale or rent. Typically
in order to date any double glazing installed, or the
build date of any home extensions. A dimensional survey
will be carried out to determine the internal area of
the dwelling.
In
addition the assessor needs to determine the tariff of
your electricity meter, and will note the central
heating boiler manufacturer and model, any other fixed
heating appliances will also be noted. The build date of
the property including its construction characteristics.
The heating controls will also be noted as part of the
review of the heating system used.

Further,
the Domestic Energy Assessor (DEA) will note any
energy saving fixed lighting together with an
inspection of the loft area to determine the loft
insulation thickness. A dimensional plan is
usually drawn up on site with the measurements
applied on site. The Energy Assessor has a
checklist that they will complete as they carry
out the survey. Several photographs will be taken
of the property and heating appliances and
controls which are used as evidence that the
findings were present on the day of the
inspection. The DEA then uses this information to
input into a desktop based software program which
is used to calculate the energy rating and the
recommendations report, which will explain any
