Commercial Buildings Energy Assessment in Scotland

Commercial EPC - As part of the EU EPBD part of the EU EPBD directive an Energy Performance Certificate or EPC will be required for commercial property for sale or rent in Scotland. A sample EPC can be seen opposite. Commercial Energy Assessment of property is wholly different from domestic property. The assessor is required to obtain a large dataset of the commercial/industrial property to enter into Government approved software known as iSBEM. SBEM - Simplified Building Energy Model as it is known was developed by BRE. For more information on this subject please refer to the website links below:

Commercial Energy Performance Certificate

Commercial Energy Performance Certificates will be required for property that consists of the following general building stock.

  • Shops

  • Retails Outlets

  • Warehouses

  • Industrial Units

  • Factory Units

  • Manufacturing Units

  • Any Non-Dwelling

General Exemptions include

  • The gross internal area (GIA) is <50sqm

  • Places or worship

  • Temporary Buildings In Use For Less Than 2 Years (Portable Buildings and Site Buildings) 

  • Low Energy Demand Buildings (example Farm Outbuildings and Barns)

As part of the process inspection of Air Conditioning Systems will be required, it is advisable to have an inspection of the Air Conditioning System prior to energy inspection to ensure that HVAC plant is running efficiently.
